The Lion Remodeling team understand that owners of properties and Boards of Associations have to differentiate among their competitors. We believe that our point of differentiation is our attention to details.
Estimation Process:
Our company believes that a thorough process of estimation and disclosure insures fewer points of tensions between owners and our team.
First, we will walk the property with the authorized party for the transaction. We prefer not to walk the property or project with a person who is not authorized to sign a contract with our firm.
Second, we would like the authorized party to sign off on our job scope sheet (job scope sheets are written details that explain what our firm will do). If the job requires permits, then we will review the blue prints that outline the scope of the job. When we are requested to do a remodel or repair projects for a associations that involve
repairing the structure, framing, sub-flooring, or other higher risk
repairs; our team request that the Association Board obtain a
professional engineer's report or we will include obtaining a
engineer's report and follow up visit from the engineer to insure the
compliance to the report is in the price of our bid.
Third, if we are painting a property, then the color sample will be selected by the owner and attached to our files.
Fourth, we will email a estimate for the job that is function of our time and labor. We do not provide line item costing as it is extremely difficult to price out every plug or item. However, we can provide multiple estimates for phases that are independent of each other. This will give the owner the option of phasing in a remodeling job.
Fifth, the owner or authorized party should sign the estimate and fax the estimate to our firm. This will insure a agreed upon price, payment plan, and scope of duties.
Sixth, any adjustment to this scope will be separately invoiced and change order forms will be produced for the owner to sign. This will protect both parties from changes in the expectation of the remodel or repair job.
Seventh, we will not be able to start the work until the agreed upon down payment (the amount is dependent on the job) in the estimate. The money must clear our bank account prior to us starting and repair or remodel work.
You can find firms who will do the work, but there are few firms that are willing to turn down work if the appropriate risk assessment measures are not taken by both parties. We know that many contractors and remodeling firms will promise to get the job, but how many firms will designate such a large portion of the time to risk assessment? The purpose of this kind of attention to detail is to provide all parties involved a comfort that our goal is to do a quality job.
